EW444 C3S Modular System
This is an assessment of the modular system for mainly disabled adaptations providing bathroom and/or bedroom accommodation as factory built extensions in a modular format to existing domestic dwellings only, located within the curtilage of the premises and providing accessible bathrooms and care facilities. Not for use as a new dwelling or commercial premises. Assessment and structural design have been undertaken on the generic specification for a standard 10m steel framed module. Individual assessment will be required for units not meeting the scope below; External door provided with level access for standard units but means of escape windows to be provided if different layout proposed. External wall construction to include OSB3 external sheathing with internal finish of 12.5 mm Tapered edge plasterboard. The internal face of the exterior wall construction meets R30, E30 & El 15). The external wall construction is acceptable in proximity to the site boundary. Assessment for radon / landfill site contaminants will be required on a site specific basis. Vapour barriers are installed to wall roof and floor construction, breather membrane to wall and roof. Roof void ventilation provided for pitched roofs. Various finished available for external face 3mm GRP imperious cladding system or alternative rainscreen cladding, subject to exposure zone on site. Site assessment required for minimum provision of trickle vents and rapid ventilation dependent on chosen layout. On site assessment required for the effect of the existing layout and ventilation provisions. U-Value calculations provided and designed in accordance with Accredited Details. Electric radiators to comply with domestic heating compliance guide Approved Document M access subject to site conditions, proposed layout and individual needs of user Approved electrical installers used for factory install, final connections subject to control on site.
