Oes angen cymeradwyaeth rheoliadau adeiladu i wneud newidiadau mewnol?
Dyma rai camau y bydd angen i chi eu cymryd cyn gwneud addasiadau mewnol. Ni fydd angen cymeradwyaeth rheoliadau adeiladu ar gyfer pob un o’r rhain – y rheol gyffredinol yw os yw’r gwaith yn ymwneud â waliau sy’n dal pwysau, simneiau, lleoedd tân neu waliau o gwmpas grisiau, bydd angen i’ch tîm rheoli adeiladu lleol archwilio a chymeradwyo’r addasiad. Felly siaradwch â hwy cyn gynted â phosibl.

Adeiladu, tynnu neu newid waliau
- Mae gan waliau mewnol nifer o swyddogaethau: mae rhai’n dal y nenfwd a’r lloriau uwch i fyny, mae rhai yno i’ch helpu i ddianc o’r tŷ mewn tân ac mae eraill yno i rannu’r gofod.
- Waliau sy’n dal pwysau – mae’r rhain yn rhan sylfaenol o adeiledd eich tŷ a dylech gael cyngor arbenigol gan bensaer neu beiriannydd adeileddol cyn eu newid, eu hadeiladu neu eu tynnu. Wrth dynnu wal sy’n dal pwysau, bydd peiriannydd adeileddol yn ystyried y llwythi ar y wal ac yn cynllunio trawst ac adeileddau cynnal eraill i drosglwyddo’r llwythi i’r ddaear yn ddiogel.
- Amddiffyn rhag tân – mae waliau o gwmpas grisiau’n cynnig diogelwch i’ch galluogi i ddianc mewn tân, felly bydd addasu’r waliau hyn yn golygu y bydd hi’n debygol y bydd angen i chi gymryd camau eraill megis gosod larymau mwg neu ffenestri i fyny’r grisiau sy’n addas i’w defnyddio fel dihangfa dân i wneud iawn am hyn.

Amnewid ffenestri
Yn gyffredinol, gellir gwneud gwaith atgyweirio ffenestri megis amnewid gwydr wedi torri, gwydr dwbl wedi niwlo, barrau wedi pydru a darnau o’r ffrâm wedi pydru heb gael cymeradwyaeth rheoliadau adeiladu. Ond os ydych yn byw mewn ardal gadwraeth neu ardal o harddwch naturiol eithriadol, neu os yw eich tŷ’n rhestredig, bydd angen i chi gael cymeradwyaeth rheoliadau adeiladu (ac efallai ganiatâd cynllunio hefyd) i wneud bron unrhyw waith gwydro – felly holwch eich tîm rheolaethi adeiladu lleol.
Fel rheol, byddai angen cymeradwyaeth rheoliadau adeiladu i ailosod ffenestri’n llwyr, ond gellir gwneud y rhan fwyaf o waith drwy ddefnyddio gosodwr wedi’i gofrestru â FENSA. Bydd y gosodwr yn gwneud y gwaith yn unol â’r safonau cywir ac yn darparu’r holl dystysgrifau perthnasol i chi ar ôl cwblhau’r gwaith. Ffenestri crwm a simneiau
Mae ffenestri crwm a simneiau fel arfer yn dal pwysau, felly bydd angen cymeradwyaeth rheoliadau adeiladu i wneud unrhyw newidiadau iddynt a dylech geisio cyngor arbenigol gan beiriannydd adeileddol neu adeiladwr cyn gwneud gwaith. Os hoffech dynnu brest simnai, bydd peiriannydd adeileddol neu bensaer yn gallu asesu cryfder y pared neu’r talcen a thrwch ac uchder ffliw’r simnai i gyfrifo pa fath o fesurau cynnal i’w gosod yn ei lle.
Efallai y bydd angen gosod leinin ffliw mewn simneiau sy’n gweithio, neu eu hadnewyddu, i atal mwg rhag gollwng i mewn i ystafelloedd, a dylid eu sgubo’n rheolaidd i sicrhau eu bod yn dal i weithio’n effeithlon. Building, removing or altering walls
- Internal walls have a number of functions: some keep the ceiling and upper floors up, some are there to help you escape from your home if there was a fire and others simply divide up space.
- Load-bearing walls are fundamental to the structure of your home and you should seek professional advice before you alter, build or remove them. When removing a load-bearing wall, a structural engineer considers the loads on the wall and will design a beam and other supporting structures to safely transmit the loads to the ground.
- Walls around staircases offer fire protection, allowing you to escape in the event of a fire, so altering these walls will mean you will probably need to take other measures such as fitting smoke alarms or upstairs windows suitable for fire escape to compensate.

Replacing windows
Generally, you can carry out window repairs such as replacing broken glass, fogged double-glazing, rotten sashes and rotten sections of the frame without seeking building regulations approval.
But if you live in a conservation area, an area of outstanding natural beauty or if your home is listed, then you will need to get building regulations approval (and possibly planning permission too) for almost any glazing work – so check with your local building control team.
Fully replacing windows would usually require building regulations approval, but you can carry out most work using a registered competent person installer. They will carry out the work to the correct standards and provide you with all the relevant certificates on completion. Bay windows and chimneys
Bay windows and chimneys are usually load-bearing, so any alterations to them will need building regulations approval and you should seek expert advice from a structural engineer or builder before carrying out work.
If you want to remove a chimney breast, a structural engineer or architect will be able to assess the strength of the party or gable wall, chimney flue thickness and height to work out what kind of supporting measures to install in its place.
Working chimneys may require a flue liner or renovating to prevent smoke leaking into rooms and you should sweep them regularly to keep them working efficiently.
