Mae tystysgrif gwblhau yn sicrhau bod gwaith adeiladu'n ddiogel

Mae'n syml - os nad yw gwaith adeiladu wedi cael tystysgrif rheoliadau adeiladu i'w gymeradwyo, mae'n bosibl bod adeiledd yr adeilad yn beryglus. Pan fydd syrfewyr rheoli adeiladu'n archwilio eich eiddo, byddan nhw'n cynnal gwiriadau llym, gan asesu pethau fel:

Gallai gwaith ychwanegol fod yn gostus heb gymeradwyaeth rheoliadau adeiladu

Os yw'r cyngor yn darganfod bod gwaith adeiladu yn eich cartref, neu mewn eiddo arall, yn methu â bodloni'r rheoliadau adeiladu, gallen nhw gymryd camau gorfodi yn eich erbyn o fewn 12 mis ar ôl dyddiad gorffen y gwaith. Mae absenoldeb tystysgrif gwblhau'n gallu digalonni prynwyr oherwydd bod elfen o ansicrwydd a llai o sicrhad bod y gwaith adeiladu'n ddiogel ac yn bodloni'r safonau ansawdd sydd wedi'u nodi yn y Rheoliadau Adeiladu (2010).

Mae chwiliadau awdurdod lleol, neu chwiliadau tir lleol, yn cael eu cynnal gan gyfreithwyr trosglwyddo eiddo neu fenthycwyr morgeisi ac maen nhw'n rhan hanfodol o'r broses o brynu a gwerthu cartrefi.
