5 steps to building regulations approval

Are you a self-builder or planning on making improvements to a property? Follow these five steps to building regulations approval and getting that all-important completion certificate.

Gallwch chi ymgeisio i’ch tîm rheoli adeiladu lleol mewn un o ddwy ffordd:

a) Cais Cynlluniau Llawn: Ar gyfer y rhan fwyaf o'r ceisiadau hyn, bydd y tîm rheoli adeiladu'n archwilio’r cynlluniau ac yn eu 'cymeradwyo' nhw cyn i waith ddechrau. Bydd angen i chi gyflwyno'r holl luniadau, manylebau a, lle bo angen, cyfrifiadau ar gyfer yr adeiledd, thermol, defnyddio dŵr ac ati. Mae cyflwyno'r math hwn o gais yn lleihau'r risg o fynd yn groes i'r rheoliadau ac yn helpu i osgoi oediadau costus.



b) Hysbysiad Adeiladu: Mae’r cais yn cael ei 'dderbyn' pan mae'r rheoliadau adeiladu wedi cael eu bodloni ar y safle. Fodd bynnag, mae'r opsiwn hwn yn risg oherwydd does dim angen cynlluniau ac efallai y bydd angen addasu neu uwchraddio gwaith sydd wedi'i wneud er mwyn bodloni'r gofynion.

Felly os nad ydych chi'n siŵr, bydd y dewis Cynlluniau Llawn gyda chynllun cymeradwy yn rhoi sicrwydd i chi na fyddwch chi'n cymryd risg ar y safle.

Pa fath bynnag o gais rydych chi'n ei wneud, bydd syrfëwr rheoli adeiladu'n dod i archwilio’r gwaith ar wahanol adegau a rhoi cyngor ac arweiniad i’ch adeiladwr a thawelwch meddwl i chi.

Fel rheol, byddwch chi wedi cytuno ymlaen llaw ar y camau y bydd angen iddyn nhw eu gweld, ond pwrpas hyn fydd sicrhau bod y safonau gofynnol wedi cael eu bodloni.
