LABC Warranty works in partnership with Local Authority Building Control (LABC) to provide structural warranty services. Our unique partnership means that together we provide building control and warranty services across England and Wales through a network of more than 3,500 surveyors.

We have a range of structural warranty cover designed to protect your new build project. Whether you are building new houses, constructing large apartment blocks or working on commercial projects to sell or rent, we are confident that we have a product with the necessary level of cover. 

Our range of structural warranties

New homes for sale – 10 years’ cover on new homes for sale, with single unit limits up to £1m and continuous structures £25m, with higher limits on request.

Social housing – 10 or 12 years’ cover on new affordable housing or shared ownership homes, protecting you and your tenants.

Private rental – 10 or 12 years’ cover on rental properties to provide protection and security for you, the developer or investor, including loss of rent* and alternative accommodation.

Private rental select - Designed for build-to-rent developments with built-in flexibility should you wish to sell all or part of the development to new owners.

Commercial – 10 years of cover with variable excess, designed to protect owners or developers of commercial sites from potentially costly defects.

Mixed use development – You can use a combination of different LABC Warranty policies to cover different elements to ensure comprehensive protection for the entire development.

Major projects - If you are constructing a building of six stories or more you will benefit from an enhanced service through our Major Projects Service.
